Needs a big SE swell, but waves are usually very clean. Usually not very good. Semi-permanent right in front of swimming pool. Only any good on high tide. A big easterly swell can rip up the beach and leave R&L peaks for a few days. Easterly also brings seaweed / rubbish and Lorne Point would probably be breaking too. Usually crowds will be kids & old guys. No hassles if you are competent.
For Local kids, summer tourists and the truly desperate. Very occasionally gets great banks. As swell gets bigger, breaks further and further north along the beach. Can get a bit crowded.
Good place to learn if it is small (most of the time). Very safe. Good but a bit overrated.

@Jezza.Pink House - I know pink house as my family owned for 3 generations. My pop painted it white with red to throw off the surfers! It is now the coast house (timber looking)close to 106 Mile post.
